Dispute-free deposit settlement

Configure notice-period refund tiers per branch — 30 days' notice returns 100%, 15 days returns 50%, and so on. Tenants see the ladder before they request to leave and get a live refund estimate the moment they ask. Settling a case can write off other dues, collect any shortfall on the spot, and refund what's left — one step, with a full audit timeline.

Bed-level occupancy

Branch → building → floor → room → bed, so occupancy is tracked per bed instead of guessed per room. Available beds are filtered to what is genuinely free — physically vacant and not already held by a pending offer — and, while you're admitting, to rooms housing that gender or nobody at all.

Automated rent invoicing

Invoices generate themselves on each tenant's own billing cycle, as drafts. Add one-off charges, then send.

Partial payments, verified

Tenants pay by UPI, bank transfer or cash with a UTR reference. Staff approve, correct the amount, or reject — and a rejected payment can be resubmitted. Approved money is allocated across open invoices on its own.

One payment account per tenant

Register UPI QRs, bank accounts and cash-in-hand, scoped to the branches they serve. Each tenancy is assigned one at move-in, so Pay Now always shows that tenant the same destination — and advisory monthly and yearly caps flag an account nearing its limit instead of silently blocking a payment.

It reaches them on WhatsApp

The invitation link, the signed agreement PDF, every issued invoice, payment reminders, and approval or rejection of a payment all go out as WhatsApp templates to the tenant's own number — the one place they actually read. Reminders follow your schedule: 7, 3 and 1 days before the due date, then every 3 days after it, capped so nobody gets harassed. Owners get a rendered property summary every morning on the same thread.

Received, held, available

Every payment account shows what came in, how much of it is still tenants' deposits you owe back, and what is genuinely yours to spend — computed fresh from payments, settlements and refunds, never a stored figure that can drift. Deposit refunds falling due in the next 60 days are listed before they land, and withdrawals are recorded as append-only entries. Owner-only.

Metered electricity billing

Enter the meter reading and headcount. The per-unit rate is snapshotted onto the entry, so changing your rate never rewrites an issued bill.

Tenant records

ID documents, emergency contact, guardian, blood group and address, held on the stay itself — so a tenant who comes back is admitted fresh instead of inheriting a stale profile, and every past stay keeps the details that were true at the time.

Visitor register with tenant approval

Staff log a visitor with a photo; the tenant approves or rejects from their phone inside a five-minute window. Unanswered requests expire on their own.

Digital invoices & a statement that never resets

Every invoice carries its line items, paid amount, remaining balance and full payment history, and every tenancy keeps one running statement — charges, payments, waivers and refunds — that never resets, so a dispute six months in still has the full trail.

Write your own template with merge fields for tenant, property, house rules and lock-in. Tenants sign with a drawn signature on their phone; accepting freezes the commercial terms permanently, and the PDF is served behind a short-lived link.

ID documents, checked

Set which documents each branch demands. Uploads land against the tenant's file for staff to verify or reject with a reason, and replacing one supersedes the old copy instead of overwriting it.
